Bookings & payment

A 50% deposit is required to secure your booking. Reservations are not confirmed until this payment is received.

The remaining balance, along with a $500 security bond, is due 30 days prior to arrival. If you are booking at less than 30 days’ notice, we require payment in full.

Changes & cancellations

As a small, design-led accommodation, bookings are held exclusively for each guest.

Changes or rescheduling requested within 14 days of arrival will be treated as a cancellation. A refund may be provided only if the dates are rebooked, less a 10% service fee.

If you need to cancel or amend your booking, please contact us in writing at stay@boketto.com.au, including your original booking details.

We recommend travel insurance to cover unforeseen changes.

Guests, gatherings & use of the property

Boketto accommodates up to eight guests.

Intimate gatherings, celebrations and elopements may be arranged with prior approval, with a maximum of sixteen guests.

The home is designed for slower stays and considered use. To preserve the setting and experience, bucks, hens and similar parties are not permitted.

All gatherings must be discussed and confirmed in advance.

Travel restrictions

In the event of government-imposed travel restrictions or lockdowns, a credit for a future stay or a refund (less $75 booking fee) may be offered. Supporting documentation may be required.

Minimum stay

• Two-night minimum stay

• Three nights for long weekends and public holidays

• Five nights during school holiday periods

Photography, filming & commercial use

Personal photography is welcome during your stay.

For any commercial use — including brand, editorial or promotional content — prior approval is required. Boketto is occasionally made available for creative projects, subject to availability and alignment.

Visitors

Visitors are permitted only with prior approval. Guests are responsible for the conduct of all visitors during their stay.

Parking is limited to designated areas to protect the surrounding land.

Care of the space

Boketto has been designed with care and intention.

We ask that the home is treated with respect and left in a clean and tidy condition. A professional clean is included, however additional cleaning or damage may incur further charges.

Cleaning

Mid-stay cleans can be arranged upon request and will incur an additional fee.

Check-in & check-out

Check-in is from 3pm
Check-out is by 10am

Early arrival or late departure may be arranged where possible, with prior approval.

Children

Children under two years are welcome. Children over 12 are considered adults.
Due to the surrounding environment, children must be supervised at all times.

Pets

Pets are not permitted, with the exception of registered assistance animals, unless otherwise approved in writing.

Fire & safety

Fire restrictions apply seasonally. Outdoor fires are only permitted in designated areas and must comply with local regulations.

Guests are responsible for safe use of fireplaces, outdoor areas and the surrounding natural environment.

Smoking

Smoking is not permitted inside the home. Evidence of smoking indoors will incur a cleaning fee.

Damage

Guests are responsible for any damage or loss caused during their stay.

Any issues should be reported promptly. Costs for damage, loss or excessive cleaning may be deducted from the bond or charged accordingly.

Noise & respect

Boketto is set within a quiet coastal environment.

We ask that noise is kept to a minimum and neighbours are respected at all times.

Right to refuse

We reserve the right to refuse or cancel bookings where necessary, including where the use of the property is deemed unsuitable.

Liability

Guests are responsible for their own safety during their stay.

Boketto is not liable for any injury, loss or damage incurred during occupancy, except where required by law.

Acceptance

By confirming your booking, you agree to these terms of stay.

Closing

A place to gather, retreat and return to stillness.
